When you buy property remotely, you rely on an agent whose job is to sell you the property, a lawyer who checks the legal title, and photographs taken on the best day of the year. None of them check the everyday things. None of them check how it feels to live there.

Threshold Greece is a buyer-commissioned property condition report service. We visit the property on your behalf, document everything we find — damp, drainage, finish quality, fixtures, electrics, plumbing — and deliver a clear report with photos and video.

We are not engineers. We do not certify structural integrity or legal compliance. What we do is show up, look carefully, and tell you honestly what we see. So you can negotiate, walk away, or proceed with full confidence.

The things no one else
is looking at

Damp & water damage
All visible evidence of moisture, staining, mould, and fresh paint used to conceal problems.
Ambient humidity
We measure room humidity with a calibrated hygrometer. Readings above 65% RH in a closed space are flagged — a common issue in Greek ground-floor and island properties that has nothing to do with visible mould.
Drainage
Showers, sinks, balconies, terraces. We run the water and watch where it goes.
Electrics & plumbing
Panel condition, visible wiring, socket function, water pressure, hot water availability.
Finish & renovation quality
Tile condition, cabinet function, joinery, seals — the difference between a real renovation and a cosmetic one.
Windows, doors & seals
Shutter operation, frame condition, draught gaps, aluminium windows that rattle in winter.
Heating, cooling & ventilation
AC units, boilers, visible condition. Operation confirmed where accessible.
Outdoor areas
Balconies, terraces, gardens, pool areas — drainage, condition, and anything the listing photos didn't show.
Structural flags
Visible cracks documented and photographed. Not assessed — flagged. You decide whether to escalate to an engineer.
Neighbourhood reality
What the listing doesn't tell you about access, noise, building condition, and what's next door.

Remote Filter — €175 per property 45-min walkthrough, video & voice commentary, go/no-go recommendation. Ideal for buyers shortlisting 2-4 properties.
Re-check after repairs — €150 Follow-up visit to confirm agreed repairs have been completed.
Live video call walkthrough — +€75 We walk through the property on a live call so you can direct our attention in real time.
Priority scheduling — +€75 Need a visit within 2-3 days of booking? Priority scheduling moves your visit to the front of the queue.
Multiple listings & group checks Discounted rates available for 4+ properties or corporate portfolio checks. Contact us to discuss.
Scheduling — Standard visits are scheduled a minimum of 7 days from booking confirmation. This allows time for proper access coordination and preparation. Reports are delivered within 2-4 days of the visit depending on property size. Need a visit sooner? Priority scheduling (+€75) is optional and subject to availability.

Travel across mainland Greece & the islands Properties outside Athens are quoted individually. Travel costs (transport, accommodation where required) are calculated based on actual expenses at the time of booking and are always agreed with you in writing before confirmation. All costs are subject to availability and provider pricing at the time of scheduling.

Threshold Greece was founded by Stefania Daskalaki — someone who has spent over 20 years making sure people get exactly what they were promised.

From managing stranded passengers at an airport gate at 20, to matching charter clients with the right yacht and the right crew for a week at sea, to now — the through-line has always been the same: the person paying deserves to know exactly what they are getting.

Most people do not know what to look for when they walk into a property — and even those who do can get overwhelmed. There is too much to take in, too many things you did not know you needed to check. And when you want a property badly enough, it is almost impossible to see it clearly. That is human. It is also exactly why you need an objective pair of eyes in that room.

On every visit, Stefania is joined by someone who has personally overseen the construction of smaller and larger residential properties and commercial spaces, from foundation to finish — and knows exactly where the shortcuts hide. Because the cost of missing a detail is never just the repair. It is the disruption, the contractors, the negotiations, and the weeks of your life spent fixing something that should have been right from the start.
